Selling quickly: The process

Step 1 - Property valuation

One of our experienced valuers will attend your property to provide a free no obligation valuation. Our valuers have a wealth of experience and look at current market conditions to provide a realistic and professional valuation in order to get you the best deal possible.

Step 2 - Instruction

Once you have decided to instruct Charnwood Living to sell your property, we will produce the following:

  • Instruct an Energy Performance Certificate (EPC) to comply with legislation
  • Produce a detailed description of the property, including room dimensions and descriptions, area and local amenities
  • Produce a free Property Floor Plan Layout
  • Professional internal and external colour photographs of the property

Step 3 - Property advertising

At Charnwood Living, we like to take a contemporary approach to marketing and advertising your house. Properties are listed on our easy to use website along with a host of national property portals including Rightmove, On The Market, Nethouseprices and Homefinder. This ensures that your property will receive the maximum amount of online exposure.

Our use of social media channels such as Facebook, Twitter, Instagram, Google+ and YouTube also maximises the audience reach. Our use of Facebook Live and other video formats shows your property in real time and allows virtual viewing for potential buyers.

As well as the more modern methods of marketing as described above, we also utilise a more conventional method of house selling which includes advertising your property within our office windows and in local press. We contact our expanding and extensive database of buyers who are matched with properties that may be of interest to them.

Step 4 - Viewing your property

Before any viewings are conducted, we take the time to qualify potential buyers who express an interest in any of the properties that we have listed. This ensures that we find the most suitable buyer for your property leading to speedy sale.

Unlike many other agents, we always send one of our experienced sales people to conduct viewings where buyers can then ask questions at the property.

Step 5 - Offers

Once an offer has been received, we will negotiate on your behalf to obtain the best price that we can for you and subsequently forward the offer to you immediately both in writing and by telephone.

We also take further steps to qualify the buyer to ensure that they are in both financial position to proceed within a suitable timeframe to fit in with you.

Step 6 - Sale agreed (sales progression)

Our sales progressors have experience in both the wider estate agency and legal sector, which means that we can deal with the sale of your property quickly and efficiently. This entails working closely with both you and the buyers solicitors to minimise time delays.
