The Renting Process

At Charnwood Living, we always remember that your property is your most important asset. We will help you get the best return for your rental property, and take great care in finding a suitable, fully referenced tenant as quickly as possible. By instructing us to act as your letting and property managing agent, you will be in professional hands and will be well looked after for years to come.

We can offer our landlords a Let Only or a Fully Managed option:

Landlord Let Only - £475.00 Plus VAT (£570.00 inclusive)

Landlord fully managed - £175 plus VAT (total £210) for administrative costs plus 6% plus VAT of monthly rent
Exit fee of £250 plus vat (£300) if you decide to withdraw from our management services whilst a tenant we have introduced remains in tenancy.

In the event that the tenant(s) which we have introduced proceed to purchase the aforementioned property, our sales fee would be 1% plus VAT of the final selling price.

Property valuation

One of our experienced lettings consultants will carry out a free, no obligation property rental valuation. We can then discuss the current rental market and what similar properties are currently achieving in terms of rental yield in the area. We can additionally advise of any changes you could make to help realise a potentially higher rental income of your property.

Advertising & marketing your property

At Charnwood Living, we like to take a contemporary approach to marketing and advertising your house. Properties are listed on our easy to use website which receives hundreds of visitors per month. Along with a host of national property portals including Rightmove, Nethouseprices and Homefinder. This will ensure that your property will receive the maximum amount of online exposure.

Our use of social media channels such as Facebook, Twitter, Instagram, Google+ and YouTube also maximises the audience reached. Our use of Facebook Live and other video formats shows your property in real time and allows virtual viewing for potential tenants regardless of location.

Google +

As well as the more modern methods of marketing as described above, we also utilise a more conventional method of letting properties which includes advertising your property within our both of our office windows and in local press. We contact our expanding and extensive database of tenants who are matched with properties that may be of interest to them.

Tenant referencing

All prospective tenants are vetted through the UK's largest tenant credit reference company, to give you peace of mind and minimise the risk of letting to a rogue tenant.

To ensure your protection and to minimise the risk of letting to a rogue tenant, Charnwood Living will carry out a global referencing check which includes checking credit history, contacting employers and requesting references from previous landlords. We use a well known and trusted external credit referencing agency to carry this out who will then provide a detailed report.

Legal compliance

In order to comply with current letting legislation it is important that landlords adhere to various regulations which are in place for renting properties. Failing to meet the regulations can result in penalties including fines and even imprisonment.

At Charnwood Living, we are familiar with the latest property regulations and can advise you accordingly.

We also hold regular landlord’s clinics where our specialist advisors are on hand to offer you advice on specific issues.

Tenancy agreements

At Charnwood Living, we produce and provide comprehensive tenancy agreements. Your prospective tenant will be required to pay one month’s rent in advance in addition to a tenancy deposit (equivalent of one month’s rent). We will register the deposit for you in the Deposit Protection Scheme (DPS) at no extra charge.

Our tenancy agreements are created in a standard format, covering both the landlord’s and tenant’s rights and relationship whilst allowing the landlord stringent protection against late payment of rent or abuse of the property.

Inventory, periodic inspections & checkouts

We provide full colour photographic inventories at no extra charge at the beginning of each tenancy.

At the end of the tenancy, we will also conduct a checkout report which is sent to the landlord prior to deposit release.

The inventories, periodic and check out reports are required as essential evidence in proving any damage or similar claim against a tenant’s deposit.

Landlord payments

Charnwood living will make rental payments via BACS to landlords for rents received minus any deductions on a weekly basis. This means that you don’t have to wait for rents to be paid to you and you will receive a full regular statements showing the payment breakdown for your accounting purposes.

Property maintenance

At Charnwood Living, we have our own in-house and approved local contractors who can attend both urgent and non urgent property maintenance issues. All maintenance quotes are provided free of charge and works can be deducted from rental payments. We are able to undertake a range of property repairs for you including gas, electrical, plumbing, roofing / external decorative, damp/mould and flooring repairs.
